Monarch Investment is actively looking for an Apartment Maintenance Manager for the beautiful Pacific Winds Apartments-192 unit community in Omaha. HVAC and EPA certified preferred.

PAY: Up to $27 an hour plus up to $500 a quarter performance bonus and $70 a week on-call bonus
20% off rent, up to 5% annual raise, affordable health care, 401k match, and so much more.
Limited time $2000 sign-on bonus paid after 90 days
HOURS: Monday-Friday daytime schedule
On-call 1x per every 3/4 weeks (Bonus and 1.5hr minimum paid for any on-call request)
Paid holidays, 80 hours pto 1st year, paid birthday or work anniversary off
DAY TO DAY: Manage a team of maintenance techs, groundskeeper and vendors at our 190 unit community Pacific Winds. A full list of responsibilities is bulleted below. Your main responsibilities will be: make ready completions, service requests are kept manageable, budgeting, ordering supplies, daily/weekly/monthly maintenance plan of actions, grounds and training your team (development plans).

What We Need:
-Ensure all work orders are completed in a timely manner based on priority
-Make Ready / Turning Units in between tenants
-Painting/Staining both interior and exterior applications
-Working hand in hand with the Property Manager on a monthly budget review
-Manage and adapt a preventative maintenance program
-Exterior structural maintenance as needed
-Managing coverage of a 24/7 emergency cell phone
-Snow removal (when applicable)
-Pool maintenance (where applicable)
-Assist in capital projects including but not limited to rehab and/or major repairs
-Assist in managing 3rd party vendors including gathering 3 bids for projects
What You Need:
-2+ years' experience in maintenance, including 2+ years in multi-family housing
-HVAC or EPA Certification strongly preferred
-CPO Certification strongly preferred
-Experience managing/supervising 3+ employees
-Drywalling including painting and carpentry
-Working knowledge of plumbing including sweating copper pipe
-Working knowledge of electrical including outlets, switches and light fixtures
-Working knowledge to repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal
-Water heater knowledge both electric and gas
A physical demonstration of your ability to complete the basic job duties will be required during the interview process.
